What Happens During a Power Washing Appointment?
Every appointment follows a fixed sequence:
- A surface walk with the homeowner
- Water access setup
- Plant and fixture protection
- Top-down cleaning, a final rinse
- And a closing walkthrough

Local Conditions and Cleaning Approach
Woodbridge homes rarely need the same treatment on every wall. The north side, shaded by mature oaks, is where I find the heaviest green algae; that side usually takes a second application and a longer dwell time. South-facing walls bake instead, so what I’m dealing with there is more often chalking and road film than organic growth. Decks backing onto wooded lots get their own problem: constant leaf litter and shade means moss in the board gaps. I confirm which of these I’m looking at during the walk, before any water goes on the house.
How We Schedule and Confirm Your Appointment
Once you accept an estimate, we put you on the calendar for a specific day rather than a vague window, and we confirm the day before. Weather is the one variable we cannot control. Steady rain does not stop most of what we do, but high wind changes how solutions behave on a wall, and a hard freeze changes them even more. If we need to move you, we will tell you the morning of at the latest, and we will offer you the next open slot, not the back of the line.

What You Need to Do Before We Arrive
Preparation takes most homeowners about fifteen minutes, and skipping it is the most common reason a job runs long.
Move vehicles off the driveway and away from the sides of the house we will be cleaning. Overspray is fine on a car, but we would rather not have to work around it, and I would rather not have to rinse it.
Close every window and check the ones that get forgotten, meaning basement hoppers, bathroom awning windows, and anything on a screened porch. Older windows with tired glazing are the ones that leak, and I would rather you close them than I discover the gap.
Unlock the gate, or leave me the code. If there is no side access, tell me in advance so I can plan hose runs from the front.
Bring pets inside for the duration and keep them in for about an hour afterward while surfaces dry.
Pull grills, cushions, potted plants, and doormats away from the walls. I will move what is left, but anything you move yourself is something I do not have to guess about.
Confirm your outdoor spigot works and has decent flow. I bring my own equipment, but I draw from your water supply, so a spigot that dribbles or a shut-off valve nobody has touched since the last owner will slow the whole appointment down.
What Happens When My Crew Arrives?
We start on foot, not with a wand. I walk the property with you if you are home, point out the surfaces I am treating, and flag anything we see that changes the plan, such as a loose piece of siding, a failing window seal, a soft board on a deck, or a stain that is going to need a different approach than the one we discussed. If something is going to affect the result, you hear it from me before we start, not after.

We also confirm the method for each surface at this point. Hard surfaces like concrete and a driveway can take controlled pressure. Siding, a roof, and most stone and brick get low pressure and cleaning solutions instead. The Order We Clean In, and Why
I work top down, always. Roof first if a roof is on the ticket, then upper siding, then lower siding, then porches and steps, then flatwork like walkways and the driveway last.
The reason is runoff. Everything I lift off a roof travels down the wall, and everything I lift off a wall lands on the concrete. Cleaning the driveway first means cleaning it twice, and cleaning the siding after the roof means the wall gets the benefit of the rinse rather than the residue.
This is also why the property looks worse in the middle of the appointment than it did when I pulled up. Streaking on a half-finished wall is normal, and it is gone by the final rinse.
How We Protect Your Landscaping, Fixtures, and Neighbors
Before any solution goes on a wall, the beds below it get wet down. Pre-wetting is what keeps the foliage from taking anything up, and I rinse again on the way out. Dense plantings directly under a wall get covered as well.
Light fixtures, doorbells, cameras, outlets, dryer vents, and AC condensers get covered or avoided depending on what they are. I do not push water into a soffit vent or up under a piece of siding, because the damage from that shows up weeks later as a stain from the inside.
If your house sits close to a neighbor, I check which way the wind is blowing before I start on that elevation, and I move to another side if we need to wait it out.
How Long the Appointment Takes, and What Changes It?
Most single-family homes take a few hours from setup to walkthrough. What actually moves that number is not square footage; it is the condition and the access.
Heavy organic growth on a north-facing wall takes a second application and a longer dwell time. A steep or complicated roofline takes longer to reach safely. A house on a tight lot with no side access means longer hose runs and more repositioning. A property where the water pressure is weak slows every stage at once.
I would rather tell you at the walk that today is a longer day than rush a wall and leave you with a result neither of us is happy with.
What Comes Off, and What Does Not?
This is the part most companies leave out, and it is the part that decides whether you are satisfied at the end.
Comes off reliably: algae, mildew, mold, moss, pollen, cobwebs, general road film and airborne grime, surface dirt on concrete, and the black streaks that show up on Northern Virginia roofs and shaded siding.
Does not come off, or does not come off with a standard wash:
Oxidation on vinyl siding. When vinyl chalks, the surface layer of the material itself has degraded from UV exposure. Washing removes the chalk sitting on top, and the dull finish underneath stays dull. That is a restoration product or a replacement conversation, not a cleaning one.
Artillery fungus. Those tiny dark specks on siding, usually on the lower few feet near mulch beds, are spores that bond to the surface. Nothing I can safely apply to vinyl will lift them without risking the siding. I will tell you honestly if that is what I am looking at.
Deep-set rust from irrigation water or fertilizer. Rust needs a dedicated treatment, not pressure, and I quote it separately.
Permanent etching in concrete. If a previous wash or a DIY attempt cut lines into the surface, those lines are physical damage in the slab. Cleaning makes them more visible, not less. The mechanics behind that are covered in how proper maintenance prevents cracking and surface damage on concrete.
Failing paint. Washing does not restore a paint film that has already lost adhesion, and on a wall that is close to failure, it can expose how close.
Old oil that has soaked into unsealed concrete. Surface oil lifts. Oil that has penetrated the slab often leaves a shadow.
The Walkthrough Before We Leave
We do not pack up and drive off. We walk the property with you, side by side, and we look at each elevation together. If you see something we missed, we go back to it right then, while the equipment is still set up and the solutions are still mixed. That is a five-minute fix on the day and a return trip a week later.
If you are not going to be home, tell me in advance, and we will send photos of each elevation instead, and we will hold off on considering the job closed until you have looked at them.
The First Few Days After Service
Siding and concrete stay visibly wet for a few hours and darker than their final color while they dry. Give a driveway or walkway a couple of hours before you walk it and longer before you park on it, mostly because wet concrete is slick, not because anything is curing.
A roof continues to improve after I leave. Once the growth is dead, the remaining staining weathers off over the following weeks with normal rain. If your roof still looks patchy on day three, that is the process working, not a missed spot.
Let plants get a normal watering that evening. Anything you moved can go back once the surface it sits on is dry.

Frequently Asked Questions
Do I need to turn my outside water on before you arrive?
Yes. I draw from your spigot, so it needs to be on and flowing. If your outdoor line is shut off at an interior valve for the winter, please open it the day before so we can confirm it works.
What happens if it rains on my scheduled day?
Light rain usually does not stop the work. Sustained heavy rain, high wind, or freezing temperatures do, because they change how cleaning solutions behave on the surface. I call you the morning of and reschedule to the next available day.
Will the noise be a problem if I am working from home?
Equipment noise is comparable to a lawn crew, and it moves around the property rather than staying in one place. If you have a block of calls you cannot move, tell me, and we will start on the far elevation.
Do you need access to my backyard, and what if it is gated?
Yes, for any rear elevation. Leave the gate unlocked or give me the code. If the only access is through the house or a neighbor’s yard, tell me at the estimate so I can plan for it.
Can you clean my deck with the furniture still on it?
I will move what is there, but the appointment goes faster, and the result is more even if the deck is clear. Grills in particular should be moved by you, not by me.
Will my windows have spots on them afterward?
Some water spotting on glass is normal after exterior cleaning, especially on a hot day when the rinse dries fast. It is mineral residue from the water, not damage, and it wipes off. Ask me at the walkthrough if you want the glass hit with a final rinse.
What happens if you find damage before you start?
I stop and show you. Loose siding, rotted trim, a failing window seal, or a compromised deck board all change what I can safely do. You decide whether to proceed, skip that section, or reschedule after a repair.
